Welcome to The KiteCollectiv. These are the house rules — read them before you book. They're here to keep things fair and clear for everyone.

1. Bookings & Payment

How booking works:

  • You request a stay through our website
  • We confirm availability by sending you a booking confirmation
  • You pay the deposit to secure your spot
  • The rest is due before arrival

Payment schedule:

  • Deposit: 30% due within 48 hours of booking confirmation
  • Balance: Full payment due 30 days before check-in
  • Last-minute bookings (less than 30 days before arrival): Full payment due immediately

Payment methods: We accept bank transfer and online payments via Mollie (iDeal, credit card, etc.)

What's included in the price:

  • Accommodation (private or shared room, ensuite bathroom)
  • Wi-Fi and workspace
  • Fully equipped kitchen and shared living areas
  • Gear storage and outdoor shower
  • Access to The KiteCollectiv community

What's NOT included:

  • Food and drinks
  • Kite gear rental
  • Transport
  • Travel insurance

2. Cancellation Policy

We get it — plans change. Here's how it works:

Cancel more than 30 days before check-in:

  • Full refund minus €50 admin fee

Cancel 14-30 days before check-in:

  • 50% refund

Cancel less than 14 days before check-in:

  • No refund
  • We'll do our best to fill your spot. If we do, you get 50% back.

No-shows:

  • No refund

Our advice: Get travel insurance. Seriously. Wind, flights, life — things happen.

If we cancel: We'll give you a full refund or help you rebook for different dates. That's on us.

3. Check-in & Check-out

Check-in: From 3pm onwards Check-out: Before 11am

Need to arrive earlier or leave later? Let us know — we'll try to accommodate if the room is available.

What you need to bring:

  • Valid passport or ID (we're required by law to register all guests)
  • Good vibes

4. House Rules

Respect the space, the people, and the wind forecast.

  • No smoking inside the villa. Outdoor areas allowed. Use an ashtray, dispose of butts properly. No butts on the beach.
  • Quiet hours: 11pm – 7am (people work, people sleep)
  • Guests: You're welcome to have friends over during the day. Overnight guests need approval and may incur an extra charge.
  • Parties: This isn't a party hostel. If you want to celebrate, take it to the beach or a bar.
  • Gear: Store your kite gear in the designated area. Don't leave it blocking walkways.
  • Cleaning: We're not your parents. Clean up after yourself in shared spaces. Your room is cleaned weekly.

If you break the rules: We'll give you one warning. If it happens again, we can ask you to leave without a refund. We've never had to do this.. don't be the first.

5. Liability & Damage

Your safety is your responsibility.

Kitesurfing is an extreme sport. The ocean doesn't care how good you think you are. We're not responsible for:

  • Injuries during kitesurfing or other activities
  • Lost or stolen belongings
  • Accidents on or off the property

Waiver: Before check-in, you'll sign a liability waiver. This confirms you understand the risks of kitesurfing and agree not to hold The KiteCollectiv liable for injuries or accidents.

Damage to the villa:

  • You're responsible for any damage you cause to the property or its contents
  • We'll charge you the repair or replacement cost
  • Accidents happen, just tell us. We're reasonable.
  • If you break something expensive and don't tell us, that's a problem.

Security deposit: We don't charge a deposit upfront, but we reserve the right to charge you for damages after checkout if needed.

6. Travel Insurance

We strongly recommend travel insurance.

It should cover:

  • Trip cancellation
  • Medical emergencies
  • Personal belongings
  • Liability

Kitesurfing can be risky. Make sure your insurance covers water sports.

7. What We're Not Responsible For

We do our best, but we can't control everything:

  • Weather & wind conditions: we can't guarantee daily kite sessions
  • Utility outages: power cuts, water issues (rare but possible)
  • Construction or noise from neighboring properties
  • Wildlife: this is nature, expect bugs, birds, spiders, maybe a gecko
  • Third-party services: kite schools, restaurants, transport (not operated by us)

If something significant affects your stay (e.g., villa becomes uninhabitable), we'll offer a refund or alternative accommodation.

8. Privacy & Data

We collect and store your personal information (name, email, passport copy) as required by law. See our Privacy Policy for details.

9. Changes to Your Booking

Want to change your dates? Contact us at least 30 days before check-in. We'll do our best to accommodate, subject to availability. Admin fee may apply.

Want to upgrade or downgrade your room? Same deal — let us know ASAP. Price difference applies.

10. Minimum Stay

  • Villa Ofir (Portugal): 1 week minimum
  • Villa Cape Town (South Africa): 3 days minimum

11. Age Requirement

You must be 23+ to book and stay with us.

12. Force Majeure

If something beyond our control prevents us from hosting you (natural disaster, government restrictions, zombie apocalypse), we'll work with you to reschedule or offer a refund. We're not liable for costs beyond what you've paid us.

13. Disputes & Applicable Law

Let's talk first. If something's wrong, tell us. We'll do our best to fix it.

If we can't resolve it:

For all properties operated by The KiteCollectiv, these terms are governed by the laws of the country where the specific villa is located. Any disputes will be handled in the courts of that country.

Current locations:

  • Villa Ofir (Portugal): Portuguese law applies
  • Villa Cape Town (South Africa): South African law applies

Future locations: As we add new villas in different countries, the same principle applies — the law of the country where the villa is located will govern your stay at that property.

14. Changes to These Terms

We can update these terms anytime. If we make major changes, we'll email you. Continued use of our service means you accept the new terms.
